We've listened to your feedback and made key improvements to our Large Loan proposition, providing you with more flexibility to support a wider range of clients.
The changes include:
- Increase in loan amounts across all LTV brackets. We've increased loan amounts across the board, giving you more options to meet your clients' needs.
- Acceptance of combined repayment vehicles. For even greater flexibility, we now accept a combination of repayment vehicles, including downsizing via sale of the mortgaged property. Downsizing remains capped at 60% LTV with minimum equity requirements, and additional repayment methods can be used up to a maximum LTV of 75%.
- Expansion of our product range to include loans up to 85% LTV. To support the changes, we've added new competitive 85% LTV large loan products.
Revised Large Loan LTV structure:
- 85% LTV: £500,001 to £1,000,000
- 80% LTV: £1,000,001 to £1,500,000
- 75% LTV: £1,500,001 to £2,000,000
- 65% LTV: £2,000,001 to £3,000,000

We're committed to continuous improvement and collaboration with brokers like you. That's why we've enhanced our Large Loan proposition to empower you to support clients with complex mortgage needs.
Proposition highlights:
- Products up to 85% LTV (subject to loan limits) with the flexibility to choose between interest only or repayment options.
- Part and part up to 85% LTV, interest only up to 75% LTV, or sale of property up to 60% LTV with minimum equity on completion of £150,000 (£250,000 in London and South East regions).
- Enhanced income multiples of up to 5.5x for loans ranging from £500,001 to £1,500,000 and 5.25x for loans between £1,500,001 and £3,000,000.
- Acceptance of up to 100% bonus, commission, or overtime income (subject to underwriter discretion).
- Flexible criteria and an underwriting team experienced in supporting complex income sources and unique property needs.
